Circled by a lush treeline, the back courtyard of the mansion is speckled with both gardens and training yards. Each training area is fenced in and shielded to avoid damage to the rest of the yard as well as the house.

An Olympic sized swimming pool and tennis court hold their own section of the yard. A large, stone patio attached the back of the house over looks the entire yard.

Personal dorms for X-Men member's and teachers within the school. Living area for Charles Xavier, Jean Grey (Dark Phoenix), Scott Summers (Cyclops), Logan (Wolverine), and others.

Each living space is modeled as a small apartment and includes an eat-in kitchen, sitting area, full bathroom, and bedroom, as well as furnishings to fill these rooms.

This section of the mansion is split into two sections : one for girls and one for boys. It houses bedrooms rooms of currently enrolled students of Xavier's School for Gifted Youngsters.

Each room is big enough to both sleep and house 4 students, with the exception of a few specialized rooms equipped to handle children with slightly more dangerous mutations. Attached to each room are two full bathrooms.

Personal study and professional office of Charles Francis Xavier. This is where the Professor interviews new arrivals as well as their parents, when able. A large wooden desk, modified to accommodate is chair, sits in front of a wall of books and documents.

The opposite side of the room is a sitting area placed in front of a large fireplace. Sofas, chairs, and side tables are all strategically placed. The floors are natural wood, area rugs situated in areas of high traffic and underneath the furniture as to not damage the wood.

This is a multi leveled area that spans all floors of the mansion and equipped with an elevator for use by medical staff. The rooms themselves are quite large, taking up a decent section of the house.

The bottom most floor is the largest, situation in the middle of X-Men Headquarters on the basement level of the mansion and adjacent from the hanger.

Fully equipped jet hanger with a retractable ceiling positioned underneath the tennis court. Flight equipment, medical packs, a full armory, and uniform storage are also part of this area of the mansion.

Located on the basement level of the home, the hanger is used for X-Men purposes only. Student's gain access to this area of the building for emergency purposes only.
